Davis Tannery
Forty acres of waterfront that has been fenced off and unusable since the tannery closed. The Ontario Land Tribunal approved the plan in July 2025, after years of hearings. Before a foundation goes in, $60M CAD is spent cleaning ground nobody else was willing to take on, and the result is a new neighbourhood on the water with public shoreline where there is currently a fence.

Frontenac Mall
A shopping centre becoming a neighbourhood, in phases, with Bayfield Realty Advisors. Parking lots are the easiest land in any city to build housing on and among the hardest to get approved. Phase 1 is through.

Assembly, environmental work and the application. The slowest stage, and the one that decides everything after it.

Planning, the committee, and where necessary the Tribunal. Measured in years, not months.

Construction
Built by our own project team, against drawings we commissioned rather than inherited.

Maintenance
Our crews look after the building from the first lease onward. This is the stage most developers never reach, because by then the building belongs to somebody else.
